The E3 site has presented an interesting design challenge to develop a mixed use development on a site with a 9 metre crossfall and road frontages on all 4 boundaries. These site particulars have thus precluded a typical ‘big box retail’ response with centralized carparking. WMZ have with Auckland Council urban designers, come up with a bespoke urban design solution for the site. By utilizing the site contours a set of precincts linked by a street through the site has been formed. The upper half of the site is intended as an Automotive precinct, with the lower half being a food and convenience shopping precinct. Generous outdoor seating areas have been created to take advantage of the Northerly aspect, and pedestrian links are formed from the surrounding street network and through the site to allow shared foot and vehicular paths through the precincts. The building forms and materials are simple and restrained to act as a backdrop for the mixed use of the site.
